Living in Coldstream BC: Schools, Services & Seasons

The short version

Coldstream is where you live; Vernon is where you run errands. The District is mostly homes, farms and parks, with a small civic centre around Kalamalka and Aberdeen roads. Groceries, the hospital, most restaurants and big-box shopping are a short drive away in Vernon. Most residents commute there for work, according to The Canadian Encyclopedia. In exchange you get quieter streets, bigger lots, farmland views and Kalamalka Lake at the end of the road.

Schools

Coldstream is part of School District 22 (Vernon), which also serves Vernon, Lavington, Lumby and Cherryville. Schools in or serving Coldstream include:

Coldstream Elementary, 10104 Kalamalka Road, in the town centre.
Kidston Elementary, in the Kidston area.
Lavington Elementary, 9715 School Road, about 170 students from preschool to Grade 7 (school site).
Kalamalka Secondary, the high school serving the area.
Okanagan College, Vernon campus, on College Way at the north end of Kalamalka Lake.

Catchments: don't assume a home's school from its address or from a listing. Check the SD22 district map and school locator, or call SD22 at 250-542-3331. French Immersion is offered as a program of choice with its own application process.

Water, sewer and utilities

Water

Drinking water is supplied by Greater Vernon Water, which is run by the Regional District of North Okanagan, not the District (District of Coldstream). Sources include Kalamalka Lake and the Antwerp Springs deep well, which serves Lavington and parts of Coldstream. Two 2026 notices are worth knowing: RDNO rescinded a precautionary water quality advisory for the Kalamalka Lake source on 28 August, and on 11 September Greater Vernon Water temporarily switched sources because of quality concerns at Antwerp Springs (District news). Rural properties may also have wells or irrigation connections; ask.

Sewer or septic

The District runs a sanitary sewer system. Published rates are a quarterly minimum of $94.10, plus $2.51 per cubic metre over 15 m³, billed quarterly and due on the last business day of January, April, July and October. When sewer reaches your street, connection financing is available over 5, 10 or 15 years under Bylaw No. 1704. Many rural parcels are on septic, so a septic inspection belongs in most Coldstream purchase contracts.

Property tax

Property tax is due on the first business day of July, with a 10% penalty if late. The basic Home Owner Grant is up to $770 (minimum tax $350), with up to $275 more for seniors and people with disabilities (District property taxes). Fire and emergency services

Coldstream has two volunteer fire halls: the Coldstream Fire Hall at 8008 Aberdeen Road and the Lavington Fire Hall at 9739 School Road (District fire protection). In August 2026, Vernon and Coldstream launched a two-year Automatic Aid Pilot Project so the nearest crews respond across the boundary. Healthcare

The nearest hospital is Vernon Jubilee Hospital in Vernon. Family doctors, walk-in clinics, dentists and pharmacies are mostly in Vernon too. If finding a family doctor is a priority, register with BC's Health Connect Registry as soon as you have a BC address.

Shopping and dining

There's very little commercial space in Coldstream itself. For groceries, hardware, restaurants and the farmers' market, you'll head into Vernon. The District's 2023–2026 strategic plan includes studying agri-tourism, so expect more on-farm experiences over time. In the meantime, the farm stands and orchards along the valley roads are part of the fun in late summer.

Getting around

Drive times depend on where in the District you start, so treat these as rough guides and test your own route at the time of day you'd travel:

Downtown Vernon: about 5 to 10 minutes from Central Coldstream; longer from Lavington.
Kelowna International Airport (YLW): about 40 to 45 minutes via Highway 97.
SilverStar Mountain Resort: about 29 km, roughly 35 to 40 minutes.
Lumby: east on Highway 6 past Lavington.

Cycling is realistic for many trips thanks to the Rail Trail and the multi-use path along Kidston Road.

The seasons

The climate is dry, almost semi-arid, with about 484 mm of precipitation a year (Wikipedia).

Spring

Orchard blossom in the valley, first bike rides on the Rail Trail, and the grasslands at Kal Park at their greenest.

Summer

Hot and sunny, with a record high of 40 °C. Beach days at Kal Beach and Cosens Bay. Wildfire smoke is possible some years.

Fall

Harvest, farm stands and the best hiking weather. The District offered a FireSmart wood-chipping program in fall 2026.

Winter

Cool and often cloudy in the valley, with cold snaps (record low −38.9 °C). Hillside driveways need a plan. SilverStar is under an hour away.

Recreation beyond the lake

Beyond Kal Lake, the park and the Rail Trail, Coldstream residents use Vernon's rec centres and arenas, golf courses across the North Okanagan, and SilverStar in winter. Closer to home, the District maintains smaller parks such as Creekside Park, plus picnic shelters you can book for gatherings. Golfers comparing options sometimes look at Predator Ridge real estate on the other side of Vernon.

Community and local government

Coldstream is run by a mayor and six councillors from the Municipal Hall at 9901 Kalamalka Road (250-545-5304). A general local election is set for 17 October 2026, with advance voting on 7, 14 and 15 October (District election page). The District is also updating its Official Community Plan under the "Coldstream 2050" banner, which will shape growth for decades.
