Coldstream vs Vernon: which one fits you?
They share a boundary, a water utility and a school district, and many streets look alike on either side. The differences are in the rules, the land and the pace. Compare them, then tick what matters to you.

What about property tax rates?
We deliberately don't publish a Coldstream-versus-Vernon tax figure here: rates change every year, and a fair comparison depends on the specific home's assessed value. Compare the actual numbers using each municipality's current tax rates bylaw: District of Coldstream property taxes and the City of Vernon website. Or ask Sean for the tax notices on two homes you're comparing.

The honest take
If you want a condo, a walkable lifestyle or the most choice, start in Vernon. If you want land, farmland quiet, or to live near Kal Beach and the park, Coldstream is the obvious look. In between, on Middleton Mountain for instance, the line can run between neighbours, and the right house matters more than the municipality.
Sean works both sides. For Vernon homes, browse every North Okanagan listing at realestatevernon.ca, or read his neighbourhood guide to East Hill in Vernon, a character neighbourhood a short drive from Coldstream.
